Special Requirements for Condominiums

Tarion will send you a preprinted Certificate of Completion & Possession (CCP) with an attached Warranty Certificate for each unit enrolled along with one for the common elements.

A copy of the Deposit Receipt will also be sent for each unit. If you require additional Deposit Receipts, contact Tarion (toll free) at 1-800-668-0124 (in Toronto 416-229-9200). 

The CCP must be completed with each unit owner by the date of occupancy or closing, whichever comes first. The occupancy or closing date recorded on the unit CCP is the date that warranty protection begins on the unit.

Once the condominium is registered with the province and municipality, you must send a registered copy of the Declaration and Description, a copy of each title transfer document, and all outstanding CCPs to Licensing & Underwriting Department at Tarion. The registration date for the common elements must be recorded as the Date of Possession on the CCP, and is the date warranty protection begins for the common elements.

A Statutory Declaration may replace a copy of each title transfer document providing it states:

  • Homeowner name;
  • Enrolment number;
  • Unit number;
  • Civic address;
  • Deed number; and
  • Occupancy date
