Getting Registered

All builders and vendors must be registered with Tarion in order to legally build and sell new homes in Ontario. Builders and vendors may order a Registration Kit by contacting Tarion at 1-877-9TARION (1-877-982-7466). You can also order a Builder Registration Package online.

If you are registering as a vendor and working with or planning to hire an unregistered builder, Tarion requires both applications in order to complete its assessment and process the approval.

Vendors who are hiring a registered builder must include the builder's name and registration number on the application and must provide a copy of the contract with the builder.

New builders or vendors (as described in Builder Bulletin 30R) are required to attend an interview with a Tarion client services representative and pass a technical test. The test and interview are intended to evaluate the builder’s industry knowledge and business plan.

The following must be enclosed with the Builder Registration Package in order to process an application:

General Information
  • Completed Application for Registration (registration lasts one year and must be renewed annually) *
  • Registration Fee of $2,500
  • Completed Indemnity Agreement*
  • Completed Vendor Agreement—Vendor only (two copies)*
  • Completed Builder Agreement—Builder only (two copies)*
  • If both a builder and a vendor, or if building under a construction contract, completed Builder Agreement and completed Vendor Agreement (two copies of each)*
  • If the vendor and the builder are different entities, a copy of the contract between the builder and the vendor
  • For condominium projects, completed Condominium Project Profile and General Review form*
  • Corporate Information
  • A copy of the name style registration filed with the Ministry of Consumer and Business Services (MCBS), if applicable
  • Articles of Incorporation, if applicable
  • Application for Umbrella Group Listing form, if applicable*
  • Copy of Diploma or Certificate for completed industry related course, if applicable
  • Financial Information
  • Letter of Reference from your bank or financial institution
  • Current financial statement of Applicant and any corporate indemnifiers
  • Updated Personal Net Worth Statement(s) and supporting documentation for each person signing the indemnifiers*
  • Bankruptcy discharge papers, if applicable

    *These forms are enclosed in the Registration Package.

    Completed Applications for Registration, including all required documents and the registration fee, should be sent to:

    Tarion will require two to four weeks to process a fully completed application. Missing documents and/or incorrectly completed applications can delay the process.

    Not all applications submitted to Tarion are approved. The Registrar has the power to refuse an application for registration. If this occurs, the applicant will receive a Notice of Proposal (NOP) to refuse the Application. The applicant then has the right to appeal this decision (within 15 days) to the Licence Appeal Tribunal (LAT).

    Based on the results of the risk assessments conducted, the Registrar may impose certain terms and conditions of registration prior to the approval of the application. In some instances, you may receive a Term and Condition letter that you would need to sign and return with any of the items required (see Security Requirements for details).
