Security Requirements

As a condition of registration or renewal, you may be required to provide security. A risk assessment will be conducted prior to the approval of your application. The outcome of the risk assessment will determine if there are any terms and conditions placed on your registration.

Builder Bulletin 28 (Revised) describes the risk assessment procedure and the levels of security that may be required.

 

You will be notified of any terms and conditions that apply to your registration in a Term and Condition Letter from the Registrar. You must sign the Term and Condition Letter and return it to the Licensing and Underwriting Department at Tarion before your application can be processed.

Tarion may:
  • Limit the number of units you can build;
  • Require that you post security; and/or,
  • Impose other requirements at the Registrar's discretion.
For Condominiums  

Security is required prior to the registration or sale of any units. Enrolment will not be approved until the required security is provided to Tarion.

For Freehold Homes

If security is required, it must be posted when each new home is enrolled. Security may also be required if you are building a home with a private sewage disposal system. Read Builder Bulletin 33 (Revised) to determine if you are building in a region where certification and security may be required.

If you started construction on a home before registering with Tarion, this security will be held for a miniumum of 2 years from the date of possession as the unit is considered a  "house in inventory".
