Statutory Warranty and Related Tarion Forms

This section contains many of the Forms that Tarion uses to track warranty related issues as well as related Tarion Forms.

Warranty Program Forms

Pre-Delivery Inspection Form (PDI Form)

Builders are required to conduct a Pre-Delivery Inspection (PDI) of all homes with a date of possession on or after October 1, 2003, using this standard PDI Form. Builders may use their own PDI Form provided that it contains, at minimum, all of the information that is contained in this standard PDI Form.

Appointment of Designate for Pre-Delivery Inspection Form 

Purchaser(s) of a new freehold home or condominium unit with a date of possession on or after October 1, 2003, can send a designate to the PDI in his/her place. If the purchaser is not attending the PDI with the designate, and the designate is signing documents on the purchaser's behalf, the builder should ask the purchaser to provide a written document like this one indicating the identity of the designate, and that the purchaser has given the designate authority to attend the PDI and sign  the associated documents on his/her behalf. The purchase agreement should specify if the purchaser may only use Tarion's form, or the builder's own form, when appointing a designate.

Delayed Closing/Occupancy Claim Form

If your purchase agreement was signed on or after July 1, 2008, please use this form to submit a delayed closing claim to Tarion.  If your purchase agreement was signed before July 1, 2008, please contact us for assistance.

Condominium Buyers:  The delayed closing warranty that applies to you is based on the date that the purchase agreement for the first unit sold in your condominium project or phase was signed.  Your builder can provide this information to you.

30-Day Statutory Warranty Form

Owners of freehold homes and condominium units with a date of possession on or after September 1, 2005 can submit this Statutory Warranty Form to Tarion during the first 30 days of possession of a new home.  Please refer to the Homeowner Information Package for details on how to complete and submit this form properly.

Year-End Statutory Warranty Form

Owners of freehold homes and condominium units with a date of possession on or after September 1, 2005 can submit this Statutory Warranty Form to Tarion during the last 30 days of the first year of possession.  Please refer to the Homeowner Information Package for details on how to complete and submit this form properly.

Second-Year Statutory Warranty Form

Owners of freehold homes and condominium units with a date of possession on or after September 1, 2005 can submit this Statutory Warranty Form to Tarion at anytime during the second year of possession.  Please refer to the Homeowner Information Package for details on how to complete and submit this form properly.

Registered Builder Licensing Agreement & Logo Order Form

Complete and submit this Form if you would like to secure permission to use the Tarion Registered Builder Logo. After receiving your Form, logo artwork will be sent to you for reproduction purposes.

Builder Registration Package

All builders and vendors must be registered with Tarion to build and sell new homes legally in Ontario. If you wish to become a registered builder or vendor, simply check the box at right to have a Builder Registration Package mailed out to you.
