This year marks Tarion’s 40th anniversary!


Tarion was created to administer the Ontario New Home Warranties Plan Act, which the Ontario government passed in 1976. Since then we have remained committed to protecting new home owners’ rights across our province.

To celebrate our milestone birthday year, we will dip back into the archives to share stories of how Tarion has helped new homeowners in Ontario over the years.

Protecting homeowners inside and out for 40 Years

When entering your new home, would you expect the builders to have installed the flooring? What about windows, should those be securely inserted? And, the front door – should the hinges and hardware be mounted?

Of course your answers are a resounding, confident, “Yes!”

So, what about the new home’s landscaping? Or the driveway and walkways? Who’s responsible for that – the new homeowner or the builder? Well if your Agreement of Purchase and Sale (APS) includes these items, then once again, it’s the builder’s responsibility.

Yet recently, homeowners in a new Ontario subdivision didn’t quite get all they paid for. Last year, Tarion met with a group of homeowners who were living in a new subdivision for two years with no landscaping or driveways. The builder had completed their homes, but not their front yards. Tarion declared that the builder was not fulfilling his warranty obligations, and stepped in to help.This year marks Tarion’s 40th anniversary!

Although a lot has changed in the past 40 years, Tarion’s main objective remain the same.

What we found interesting about this story was its similarity to another community we helped – all the way back in 1977.

At the time Tarion had only been operational for a year and we came to the aid of a group of new homeowners with similar challenges. Back in the 70s, our bellbottom wearing, moustache flaunting staff were dealing with a builder that had filed for bankruptcy ahead of completing a new subdivision. This left 24 new homes without sod or finished driveways. Tarion stepped in and completed the project, ensuring the homeowners received the new homes they signed for.

Fast-forward to 2015 and you’ll find that Tarion remains committed to protecting the rights of new home owners. Tarion held town hall meetings to hear the different issues from homeowners. We then worked on a plan to help.  Before winter’s start, the landscaping and driveways were completed for each new home in the subdivision. Just as we had done in 1977.

Although a lot has changed in the past 40 years, Tarion’s main objective remain the same. Since 1976, Ontario’s new home warranty program has registered close to two million homes and paid out hundreds of millions of dollars in warranty claims. Our mandate is to serve the public interest, and is what guides us every day.
