In his job with the federal government, Miguel (not his real name) is responsible for training others.  When he decided to buy a pre-construction condominium unit for the first time, however, he found himself to be the one in need of some education. 

The purchase process felt a little overwhelming, but Miguel did just about everything right.  He prepared for his pre-delivery inspection.  He read up on his warranty coverage and the warranty claims process.  And just after he took occupancy of his unit, he signed up for Tarion’s MyHome, which is an online service where homeowners can manage the warranty. 

In his first month in his new home, there were some items from the pre-delivery inspection as well as some new things Miguel noticed that he needed to report to Tarion.

His one slip?  He put off submitting his 30-Day warranty form to the last minute.  To make matters worse, he was having problems signing in to his MyHome account.  On the day his form was due, Miguel called Tarion in a panic.  His alarm quickly evaporated as he spoke with Natalie, one of our many customer service stars.  Natalie assured him that Tarion would do everything possible to allow him to submit his warranty form on time.  She re-set his MyHome password and, just in case, told him to send his 30-Day Form to Tarion by e-mail.

Miguel was able to get his form in before the deadline.  He wrote us afterward to express his appreciation for the level of care he received from Tarion.

If you’ve just moved into your new home and have any unfinished work or defects to report, don’t delay it for too long.  To help you out, here are 5 quick tips about the 30-Day Form:

  1. Fill it out online through MyHome.  The online 30-Day Form is easy to fill out.  Simply use the menus provided to give a description of each of your warranty items.  When you’re done, click the Submit button, and it goes directly to Tarion and a copy for you is saved in MyHome.
  2. Couple looking over paperwork with a laptopList all your outstanding warranty items.  The 30-Day Form is not only for things that you’ve noticed since you moved in.  It’s also for items you noted during your pre-delivery inspection that remain incomplete, missing or damaged.
  3. You can save as you go.  You don’t need to fill out and submit your 30-Day Form all in one sitting.  Start it any time after you get the keys, and add items to it as you discover them.  MyHome automatically saves any changes you make to your form while it remains in draft status.
  4. You can attach photos and other supporting documents.  As they say, a picture is worth a thousand words.  If a photo helps to explain an item you are reporting, by all means upload it to your form as an attachment.  Similarly, if you have any other documents that you believe will help Tarion to better understand the situation, you can include them too.
  5. Late forms cannot be accepted.  Your 30-Day Form is due within 30 days of the date you took possession of your new home (or in the case of a condominium unit, within 30 days of the date you were given occupancy). The good news is there’s no need to bust out the calendar and start counting the days – that’s because your MyHome account shows you all of your warranty form deadlines and sends you reminder e-mails to make sure you don’t miss them.
