Tarion continues to closely monitor the situation involving the insolvency proceedings of Centreville Homes (Essa Road) Inc., Centreville (Shelburne) Inc., Centreville Homes (Pickering) Inc. and Centreville Vetmack GP Inc. (together, the "Receivership Companies"), as more particularly described below. We understand that purchasers of pre-construction homes are concerned about the status of the projects and what it means for their purchase agreements.

Purchasers of Pre-Construction Homes
On April 9, 2025, the Ontario Superior Court of Justice (Commercial List) (the "Court") appointed Rosen Goldberg Inc. as receiver and manager (in such capacity, the “Receiver”), without security, of all of the assets, undertakings and properties of the Receivership Companies (other than Centreville Vetmack GP Inc., which became subject to the receivership proceedings on June 20, 2025) (all such proceedings, the "Receivership Proceedings").
Centreville Homes (Essa Road) Inc.
On December 5, 2025, the Court: (i) approved the sale of the Centreville Homes (Essa Road) Inc. lands and related assets; and (ii) authorized the Receiver to terminate all existing purchase agreements in connection with the Centreville Homes (Essa Road) Inc. project.
Tarion expects that purchasers of homes at the Centreville Homes (Essa Road) Inc. project will imminently be advised that their purchase agreement is terminated. Based on information from the Receiver, it is Tarion’s understanding that potential recoveries for purchasers from the receivership estate are not yet certain and that there may be further motions and/or processes within the receivership proceedings to address the claims of purchasers in respect of deposits.
It is the obligation of Centreville Homes (Essa Road) Inc. and/or Centreville Development Corporation, as the case may be, to provide deposit refunds to purchasers in these circumstances, meaning that certain purchasers may have claims against Centreville Homes (Essa Road) Inc., Centreville Development Corporation and/or the receivership estate, as the case may be, for the refund of their deposits. In the event that purchasers are unable to receive the refund of their deposits from Centreville Homes (Essa Road) Inc., Centreville Development Corporation and/or the receivership estate, as the case may be, then Tarion provides deposit warranty coverage, as described below.
Importantly from a timing perspective, purchasers are required to first seek their deposit refunds from Centreville Homes (Essa Road) Inc., Centreville Development Corporation and/or the receivership estate, before filing claims, and receiving any payments, on account of the Tarion-backstopped portion of their deposits (which amount may be less than their total deposits) from Tarion, making Tarion the last resort for purchasers who have not received refunds of their deposits.
Tarion will update this webpage accordingly, including with respect to the timing from a Tarion-perspective for filing Deposit Protection claims, if applicable.
Centreville (Shelburne) Inc.
Based on information from the Receiver, it is Tarion's understanding that purchasers of homes at the Centreville (Shelbourne) Inc. project may receive imminent notice of the Receiver's intention to disclaim agreements of purchase and sale. You should review that notice with your lawyer and consider your options. Also based on information from the Receiver, it is Tarion’s further understanding that potential recoveries for purchasers from the receivership estate are not yet certain and that there may be further motions and/or processes within the receivership proceedings to address the claims of purchasers in respect of deposits.

Centreville Homes (Pickering) Inc. and Centreville Vetmack GP Inc.
As of the date of this notice, and on their own, neither the appointment of the Receiver nor the commencement of the Receivership Proceedings have resulted in the termination or fundamental breach of agreements of purchase and sale (to the extent that there are any such agreements), and a stay of proceedings is in place.
Other claims
Purchasers should consult their own legal counsel if they wish to pursue other claims against Centreville Homes (Essa Road) Inc., Centreville Development Corporation and/or the receivership estate or otherwise.
Deposit Protection from Tarion
Purchasers can have confidence that if purchase agreements are ultimately terminated as part of a receivership sale process or by transactions completed thereunder, and deposits are not refunded by the Receivership Companies through the receivership process, then you will be able to submit a Deposit Protection claim to Tarion. There may also be a future claims procedure order made in the receivership proceedings, pursuant to which purchasers who paid deposits for pre-construction homes will be able to file claims.
