What is the Certificate of Completion and Possession?
The Certificate of Completion and Possession or CCP (it may also be referred to as the ‘Warranty Certificate’) is a document provided by your builder that includes your home’s enrolment number with Tarion and the date of possession (or date of occupancy if it’s a condominium), which is also the start date of your statutory warranty. At the time of your Pre-Delivery Inspection (PDI), your builder’s representative will give you a copy of the CCP along with the completed PDI Form for your records.
Why is the CCP important?
Your CCP has the enrolment number and warranty start date for your home which is required to set up your MyHome account. When you register for MyHome – Tarion’s homeowner portal that helps you manage your warranty – you will need to enter your enrolment number. Tarion uses this number to keep track of all activities related to your home. Your warranty start date is important because all timelines related to your warranty (including coverage and claims) are calculated using this date. You will also need to enter this date when you register for MyHome.
Your CCP may also contain contact information for your builder’s customer service team which will be helpful if you have questions or concerns regarding your home. The builder will also include your contact details on the CCP, and when it is submitted to Tarion, we will use this information if we need to get in touch with you regarding warranty matters.
There is an error in my name on the CCP. How can I get it changed?
If the name on your CCP is incorrect (e.g. wrong first name or last name or a spelling error), you should contact your builder to ask them to correct and re-print your CCP.
How do I get my name added to the CCP if I am the subsequent homeowner of a newly built home?
If you buy a newly built home that is still under the seven-year warranty, you will need to contact Tarion and share a copy of your purchase agreement to confirm that you are the new owner of the home. We will then be able to share your home’s warranty history and the warranty start date with you. The original purchaser’s name cannot be changed on the CCP and youdo not need to have your name added to the CCP to be entitled to the remaining warranty coverage on your home.
How can I get a printed copy of my CCP?
You should contact your builder to request a printed copy of your CCP if they have not provided one at your PDI. Once you have taken possession or occupancy of your home and the builder has submitted a copy of the CCP to Tarion, you will be able to access it on MyHome, Tarion's homeowner portal.
The selling price is not correct on my CCP. How do I get it changed?
You should contact your builder to have this information corrected and they can re-print your CCP.
