What is the Certificate of Completion and Possession (CCP)?
As set out in Registrar Bulletin 5, the Certificate of Completion and Possession (CCP) is a form that you complete and give to the homeowner no later than the Pre-delivery Inspection (PDI) that includes the enrolment number for the home and the warranty start date. The CCP can be filled out online and submitted to Tarion via BuilderLink and can be printed out for the homeowner prior to the PDI. The following information will be required to complete the CCP:
Enrolment number for the home {this will be automatically populated when filling out the CCP on BuilderLink)
- Homeowner type (person or company)
- Homeowner name (first name & last name) OR Company name (if home has been purchased by a company instead of an individual)
- Home address
- Warranty start date
- Selling price (without HST)
- Customer Service contact
When do I have to provide the CCP to the homeowner?
The CCP should be completed in advance of the PDI and provided to the homeowner along with the PDI Form at the conclusion of the PDI.
When do I have to submit the CCP to Tarion?
The CCP must be completed and submitted to Tarion within 15 days of closing.
The CCP requires me to fill in the ‘actual selling price’ – what does that include?
The selling price refers to the total amount (value of consideration) payable by an owner in an agreement of purchase and sale or construction contract, including (without limitation) the value of upgrades, extras and other consideration paid for the home including for accessories or related items (referred to as ‘appurtenances’) used in conjunction with the residential dwelling (e.g., garages for single homes or parking spaces and storage lockers for condominiums). The selling price does not include any applicable taxes.
Is it possible to enter multiple homeowner names for the CCP?
Yes. For step-by-step instructions, refer to our CCP guide in the ‘BuilderLink Instruction Guides' section on BuilderLink.
If I need to update information on the CCP prior to submitting it to Tarion, how do I do that?
To see the steps on how to update an existing CCP, refer to our CCP guide in the 'BuilderLink Instruction Guides’ section on BuilderLink. If you have questions, you can contact our BuilderLink team at builderlink@tarion.com
Can I re-print the CCP if needed?
Yes. If you need to reprint a CCP, you can do so using the ‘Reprint CCP’ option in BuilderLink up to 30 days after the warranty start date. If it is past the 30 day point, you can download the CCP from the ‘Home Docs’ section of ‘Enrolment Details’ in BuilderLink.
