Buying a home involves a lot of paperwork, and every document, like a puzzle piece, has its own role to play in the bigger picture. If you’re purchasing a new build house or condominium, one of the documents you’ll receive from your builder when your home is ready is the Certificate of Completion and Possession, or “CCP.”
The CCP is important to keep handy in the early days of home ownership because it contains several key pieces of information about your home and warranty. Below is a list of what it includes and why these details are important:
It confirms the warranty on your new home.
The CCP is also referred to as the “Warranty Certificate,” because it certifies that your home is registered in Ontario’s new home warranty program. Some real estate lawyers will ask for a copy of it when transferring the title on your home. And if you decide to sell your home while the warranty is still in effect, your CCP can quickly supply important information to a prospective buyer, such as who built your home, when it was completed, and when the warranty started.
It indicates your Warranty Start Date.
The Warranty Information section located in the lower part of the form includes your Warranty Start Date. This date should be the same as your date of possession (if you’re buying a freehold home) or occupancy date (if you’re buying a condominium unit).
Your Warranty Start Date is important because all timelines related to your warranty (including coverage and claims) are calculated using this date. You’ll also need to enter this date when registering for MyHome, Tarion’s online service for homeowners.
It contains your Home Enrolment Number.
In the upper right corner of the form, you’ll find your Home Enrolment Number. This is the unique number that was assigned to your home by Tarion when your builder made an application to enrol it prior to construction.
It’s important to have this number handy if you need to contact Tarion with regard to your home (it’s one of the first things we’ll ask for). It’s also one of the pieces of information you’ll need in order to register for MyHome.
It provides after-sales service contact information.
The warranty is provided by your builder, so they are the first ones you should contact if any issues arise in your new home. Your builder’s after-sales service contact information is provided in the “Warranty Information” section.
It includes your contact information.
Your CCP also captures your email address, which Tarion will use to communicate important information about your warranty to you. Since your builder is required to provide a completed copy of this document to Tarion, we recommend that you take a moment to review the “Registered Owner(s)” section to ensure that it contains your correct email address and contact us if any updates need to be made.
